    A non-practising solicitor and Chartered Tax Adviser who has been a UK landlord since 1986, and who now spends her time helping renters work out whether buying is realistic for them.

    Patricia started buying property in 1986. She has been a landlord for longer than most first-time buyers have been alive, and she spent over twenty years in legal practice before retiring from it in 2015 to work in property full time.

    tenant2owner exists because she kept meeting renters who had been told, often wrongly, that buying was out of reach. The guides, calculators and sessions on this site are her attempt to give those people the same information a well advised buyer would have, without a product being sold to them at the end of it.

    She is not a regulated financial or mortgage adviser, and this site does not give personal advice. What it gives is the plain explanation of how each route works, what it costs, and which questions to put to the professionals you appoint.

    1. Legal and tax training

      Patricia practised as a solicitor for over twenty years and qualified as a Chartered Tax Adviser. She is non-practising in both, and does not give legal, tax, mortgage or financial advice through tenant2owner. The training is why the guidance here is careful about what the rules actually say, and clear about where a reader needs their own professional.

    2. Forty years in UK property

      She has been a landlord since 1986, and has bought, developed, converted, let and managed residential property since then. She has been through the process in rising markets and falling ones, with lenders that said yes and lenders that said no.

    3. Author

      Patricia self-published Be Prepared: Renters' Rights and Residential Landlords in England on 10 January, and within days it reached #1 in two of its three Amazon Kindle categories. When the law moved on, she withdrew it from sale rather than leave outdated guidance in circulation. That decision is the standard the guides on this site are held to.

    4. Broadcast and press

      She has appeared on BBC One Breakfast, BBC London and BBC South West discussing the impact of the Renters' Rights legislation, and is a regular source for national and trade titles including the Daily Mirror, Daily Express, The Big Issue, FT Adviser, LandlordZONE, Estate Agent Today and a number of regional titles.

    5. Speaking

      She speaks regularly at UK property events, including the Property Investor Show and the National Landlord Investor Show, and runs live sessions and webinars for renters working towards buying.
