Set a realistic budget using the 4-4.5x income rule, search smartly across multiple platforms, and view properties like a pro. Strong preparation and strategic offers win homes.
What you can borrow: Typically 4-4.5x your annual income (up to 5.5x with some lenders). What you need upfront: Deposit (minimum 5%, 10% opens more options), legal fees (£1,000-£2,000), survey (£400-£1,500), moving costs (£500-£1,500), emergency fund (£1,000-£3,000).
Use multiple platforms: Rightmove (largest selection), Zoopla (includes sold prices), OnTheMarket (some exclusives). Also check estate agent mailing lists, new build developers, local Facebook groups, and auction houses.
Before viewing: Google Street View the area, check crime statistics, research schools, note transport links. During viewing: Check water pressure, phone signal, storage space, natural light, noise levels, signs of damp, boiler age, windows condition, and electrical setup.
