Key worker mortgages are specialist products from individual lenders, not a single centralised government scheme. They are designed for essential public sector workers, often offering preferential interest rates, reduced deposit requirements, more flexible affordability criteria and, in some cases, higher income multiples (up to 5.5 to 6 times income for certain professionals such as NHS staff). Each lender sets its own definition of "key worker" and its own terms, so a specialist mortgage broker is usually the quickest route to comparing what is actually available to you.
A key worker mortgage is a mortgage designed to help essential public sector workers buy a home, often in areas where they would otherwise be priced out. Unlike Help to Buy or Right to Buy, it is not a single government scheme; it is a category of products offered by individual lenders.
Key worker mortgages are different to Key Worker Living Rent (a London affordable rental scheme) and Forces Help to Buy (an interest-free loan for armed forces personnel). You can often combine a key worker mortgage with Shared Ownership or the Freedom to Buy 95% guarantee.
