    Not knowing that your profession changes the criteria

    Several lenders apply enhanced income multiples or professional criteria to specific roles, including clinical NHS staff, teachers, police officers, firefighters and armed forces personnel. The uplift is not advertised in best buy tables, which is why many key workers never find out it was available to them.

    Shift allowances and enhancements often get left out

    Unsocial hours payments, bank shifts, overtime and London weighting are treated differently by different lenders. Some count a proportion, some count all of it with enough history, some ignore it. Having twelve months of payslips ready lets a broker argue for the income you actually earn.

    Fixed term and rotational contracts raise questions

    Training rotations, fixed term teaching contracts and locum or bank work can look unstable on paper even when the role is secure. A letter from your employer confirming continuity of employment often resolves it, and is far easier to get before an application than during one.

    Being needed in a high cost area is the core problem for many key workers. Widening the search, considering a smaller property first, or using a route that reduces the loan needed usually moves this more than waiting for prices to change.

    Steady, predictable income is a strength with lenders and a constraint on saving. Routes that lower the deposit requirement or the purchase price are often more useful here than trying to save your way to a fifth of the price.

    Shared ownership with key worker priority

    Some providers prioritise key workers for shared ownership homes. Check the rent on the retained share, the service charge, resale rules and the cost of buying further shares later.

    First Homes

    A discount on eligible new build homes for local first time buyers, with local authorities sometimes prioritising key workers. Priority and income caps are set locally.

    Deposit support routes

    A Lifetime ISA (e.g. a LISA) adds a government bonus on eligible contributions towards a first home, with a withdrawal penalty if the money is used for anything else. Family supported routes such as guarantor or joint borrower sole proprietor are also worth understanding.
